Selective Licensing

Local Authorities have powers to introduce Selective Licensing, requiring private rented properties to be licenced whether that would be to a single family, single occupant or two unrelated persons. 

Local Authorities do set their own Selective Licensing criteria and it can be confusing as one Council's criteria can differ significantly to another. 

Not having a licence is an offence and you may be served with a £30,000 Civil Penalty Notice or prosecuted for an unlimited fine.

Here at Planwise Property, we offer a licence application service were we submit the licence application on your behalf, ensuring it is submitted correctly and with the required documents.

We do offer a separate HHSRS inspection service but this is not included as part of the application service. Whilst we do strongly recommend that you have a HHSRS survey carried out to identify any disrepair, this is at your own discretion.
